COMMISSIONING MANAGEMENT LTD

SERVICES

Commissioning & Testing
Commissioning is a structured process that verifies building services are correctly installed, fully tested, and performing in accordance with the design intent.
Our commissioning service ensures that ventilation, heating, cooling, and associated distribution systems operate as designed, delivering safe, efficient, and reliable performance.
Through detailed airflow and water flow measurement, system balancing, verification checks, and functional performance testing, we confirm and certify that systems align with project requirements and are optimised for effective operation.
By delivering reliable results, clear documentation, and a responsive service, we build long‑term relationships with contractors, consultants, and end‑users who return to us project after project.
A significant proportion of our workload comes from repeat business, reflecting the trust clients place in our technical capability, consistency, and professionalism.

Validation & Surveys
Validation provides independent assurance that ventilation, heating, and chilled water systems are delivering the performance required by the design, operational strategy, and statutory standards.
Our process includes detailed measurement of airflows, water flow rates, system outputs, confirmation of system balancing, verification of control responses, and assessment of overall system stability.
By comparing measured results against design criteria, we identify systems operating within expected performance and highlight any deviations from the required design.
This service provides clients with clear, evidence‑based reporting to determine if building services are functioning as intended.

Ultrasonic Flowrate Testing / Data Logging
Ultrasonic flowrate testing provides accurate, non‑intrusive measurement of domestic, heating and chilled water flowrates using our own calibrated ultrasonic flow meters.
This approach allows verification of system performance without disrupting pipework, isolations, or normal operation.
Using clamp‑on ultrasonic technology, we can measure and data log live flow conditions across a wide range of pipe sizes and materials. This enables assessment of pump performance, circuit flowrates, coil duties, and overall hydraulic stability.
The testing process supports both commissioning and validation activities, confirming whether systems are achieving the required design flowrates or identifying where deviations occur.

Stairwell Pressurisation Testing
Stairwell pressurisation testing provides verification that life‑safety pressurisation systems can maintain the required pressure differentials and airflows to keep escape routes free from smoke during an emergency.
Routine testing confirms that stair cores, lobbies, and associated escape routes perform in accordance with the design intent, the building’s fire strategy, and relevant standards such as BS EN 12101‑6.
Our process includes measurement of pressure differentials, fan performance, door opening forces, and system response under various operating conditions.
We assess and verify that pressure levels remain within safe and compliant limits during door operation and simulated fire scenarios.
By providing clear and concise performance data, our stairwell pressurisation testing
gives clients the confidence and knowledge to know that their life‑safety systems operate effectively when required, supporting safe evacuation and compliance with statutory fire safety requirements.

Ductwork Swab & Water Sampling
Ductwork swab and water sample testing provides verification of cleanliness, hygiene, and microbiological / chemistry safety across ventilation and water systems.
Testing helps ensure compliance with industry standards, support safe building operation, and provide clear evidence of system condition following installation, maintenance, or remedial works.
Ductwork swab testing involves collecting surface samples from internal ductwork to assess cleanliness levels, identify microbial presence, and confirm compliance with pre and post‑cleaning or pre‑occupancy requirements. This process is particularly valuable for systems serving sensitive environments or where contamination risks must be tightly controlled.
Water sample testing includes the collection and laboratory analysis of heating, chilled, and domestic water systems to identify microbiological activity, chemical imbalance, or contamination. Results confirm whether water quality meets required standards and whether further treatment, flushing, or system adjustments are necessary.
Accurate, laboratory‑verified results and reporting provide clients with a detailed assessment of system cleanliness to establish compliance with all relevant hygiene and operational standards.

Pre-Commission Cleaning & Chlorination
Pre‑commission cleaning (water treatment) to latest BSRIA standards ensures that new or modified water systems are clean, dosed, and fully prepared for safe operation before commissioning or re-commissioning begins.
This process removes installation debris, biofilm, corrosion by‑products, and other contaminants that can affect system performance, water quality, and long‑term reliability.
Pre‑commission cleaning involves controlled flushing, chemical cleaning (where required), dosing and verification of water clarity and system condition.
Chlorination is carried out in accordance with industry standards such as BS 8558 and the Water Supply (Water Fittings) Regulations. This includes dosing to the required chlorine concentration, maintaining contact time, and flushing to safe residual levels.
All activities are supported by accurate measurement, on‑site testing, and clear documentation, including certification and sampling for laboratory analysis where applicable.
This service provides clients with confidence that their water systems are clean, compliant, and ready for commissioning and/or safe operation and potable use.
